11314 60 days left before the fines

maybe a dramatic title but its just to iterate a point that many owners of property here should be aware of... especially those that have bought properties maybe needing restructuring and of a rural type

last year in June i think all properties that were designated agricultural and not used in that way were supposed to be re registered in the sense of becoming urbanised...

in Italy they do give you a fair amount of time to comply with these rules... but now the crunch is coming... from the 30th of December there is a time scale set of 60 days that will allow you to apply in retrospect for any change that should have been made before the last compliance date

after that automatic fines will be applied and whatever else they are planning...

how are they doing this... well they have photographed the whole territory aga9in and have pictures of Italy... they are combining this research with the agricultural agencies where you would have to be registered in order to allow you to occupy an agricultural building as a home and are also then going through the catasto to see what has and hasn't been registered...

that's a basic and maybe badly explained resume of what is about to happen... if in doubt and not sure of the rules suggest a visit to a geometra and all the catatsto papers related to your house might well be useful...

the rules and related laws are on this site but are in Italian and extend to several pages with many sub categories

i think if you have a good grasp of Italian then this will basically explain itself.... have not read all the rules and to just how far this will extend in the future...ie should anyone have put in a new road...or cemented over anything green and not registered it properly... or to check the actual size that has been declared on a property.... whilst checking through the rest of their combined databases will they then use this opportunity to sort these sorts of problems out and get people to put back to how things should be and fine them as well...

anyway where ever you live there is a search facility to see in each commune what properties have not been registered ... you can then check your paperwork against those listed to see if you are on that list...

as an example i have done one on a comune in Teramo, Bisenti

anyway i realise its new year ... and these things might be well distant in your thoughts... and i would not bother doing anything much about it until after the 6th when we all get back to proper work again...

i know there are many experts on homes and property on the site so maybe a better clearer explanation will evolve.... in English... however the site above allows you to sort it out yourself if you feel competent including the form that allows you to put your situation right if you are outside the new norms

again i have used the bisenti example and chosen the first listed ...if you click on the detail button to right of the screen it will then allow you the option at the bottom to compile the above form regarding this property ... however you will have to find your own first ... this is just an example....

one good thing.... for those of you planning to buy here in the future it would suggest that if this is all sorted and all building works and property checked buying could well be more secure at least in the legality of how a property is registered although again my advice is to always double check not only your agent but the notary by being fully informed of what should be in your paperwork and having it presented to you....

also note that this is a synopsis of what i have read ... and that all property we own is registered properly so in a sense i have skipped through a lot as it really doesnt apply...we sorted all this out a 18 months or so ago.... and basically unless there is a property that is being sold with these problems its not worth checking all the details before hand... so there are sure to be things i have missed and that you should check yourselves...
