I rent an apartment and since moving in in June have always been unhappy with the gas boiler's performance and hot water supply to the shower and taps.
Anyway, next Friday an engineer is coming to do a maintenance check. The last one was done 2 years ago. Since arranging this a friend has told me that the first check for a new tenant [B]is the landlord's legal obligation to pay[/B], and that the frequency for subsequent checks is once per year, and these being the responsibility of the tenant. The price I have been quoted is €90+IVA. My contract refers to the annual check only, with evidence of the payment and check being given to the agent. Can anyone confirm or dis-confirm this? Anyone had similar experiences? I'm thinking of going to see the agent to see what she says my position/obligation is before the landlord's son and the gas engineer come next Friday.
