OK. So I only need SCIA if I am restoring a property. Do you have any idea if I am advertising the house for rent on a website if I need to pay IVA? We would be receiving the money in USD at our bank in the states.Grazie

It is very confusing. We have a commercialista but we are still learning. Hopefully all will work out. Seems property rentals are down in Umbria due to the earthquake. As we are not earning income in Italy we would prefer not to pay taxes. Allora. Of course, it is not up to us.

Anyway IVA is for Imposta sul Valore Aggiuntivo, so is a tax you pay anytime there is a transaction, ergo no payment no tax, but you still have to take into account of the IMU, tax for the properties

As I said, you have one house which you rent. You do not need to a VAT/IVA regisrtered and you dont need a SCIA. However, some comunes insist on the house having a certificate of agibilita if you are renting.
