 should you use the canopy you will be responsible if any damage occurs... to avoid this you could/can have it removed but also  make good the underside of the balcony...then again reflecting on the whole thing  there will be some condominium rule regardin the top and bottom areas of balcnies...ie should semething leak from the top onto your area... so there will most probably be some sort of shared responsibilty vis a vi how each balcony top and bottom is maintained....  look at any serious book shop in italy and half the window will be taken up by books on condominiums and their running... go to any court and most civil cases in Italy are to do with disputes re neighbours...so not so simple... simple might be keep bringing all the neighbours nice presents or cheaper but not so friendly act like murdering criminals...  with connections to even more murderous criminals and you will have a problem free life... well unless they ask you to get rid of the neighbour above them.... then you might have to own up

 maybe garda or charlotte oliver can explain more clearly...  what happens is that when you sign the rogito the notary then has to register it...this can take weeks...generally not longer...and it that space of time the property is in what you might term as lmbo... its yours in the sense you paid money for it.... but the previous owner is still registered as such...which means someone dishonest could either sell the property quickly again...  or what seems likely in your case ... get another loan... the other problem which easily becomes apparent is that an owner of a property could default say on payments of ICI, TV licence, enel or whatever .... basically anthing to do with a state entity and then that debt will be assigned to the owners property... if you have bought the place meantime the debt will then be attached to your property... i know not fair and in general unlikely ... but the problem is with your description of the facts in this sale it seems somewhat more likely than not...all i can say is that you need to trust your legal advice... who might not be saying all they know about the seller or agent involved... just trying to protect you without getting into trouble locally.... in that sense you are luckythe other point and one that i will often get taken to task on is that not all notaries are honest... and will sometimes be collaborating with either agencies or sellers in mis leading(at the very least ) buyers...  we have a well renowned example here in abruzxzo where as many happy customers are reflected by as many not so happy when they find nothing much has been checked  when they relied upon the fact that a notary was impartial... even more spoke english...  lulling them even further... removing indeed one of the smaller safegurads a translator...who often because they are working for you as a client will spot anomalies and maybe just maybe act as an unofficial lawyer... and not accept blatant lies...  after all they too have to sign the documents.... and being outside the circle wil sometimes be able to offrer independant advice....to put this in perspective... we would not take on a property to sell with these sorts of problems...just not worth it... and basically it would not conform to what any agency here would regard as acceptable standards as regards the legal paperwork... well not any... but you understand what i mean...however you like the place... i dont know everytyhing... and its obvious it must be something special...  to even consider whats been proposed so get second opinions privately... suggest you PM either Garda or Charlotte Oliver...

 even run... would think your lawyer might well be telling you to do this in any case...  it seems that practically everything is wrong..  one serious concern say that the notary does their job and finds all loans attached to the property because of the facts you stated regarding the seeming willingness to bypass all regulations is that in between the final act and it being registered in your name the present owner could very well attach other loans to what is a property you have paid for but not legally registered to you... unlikely maybe.. has happened and basically from what you describe this property would be better suited to an Asta rather than a private sale... it seems to me that whichever agency is selling it is not reliable either as the suggestions being made are not for your good as regards tax avoidance... if indeed an agency is involved

 depends on where you are in your project...if its a project... if you have a commitecd plan in place drawn up by your present useless one you will maybe have signed a paper.. maybe unknowingly with a percentage of the project...between 10-13 % of the total costs of the project as his fee...even without signing anything it would be very arguable under Italian law that he/she would be entitled to their fee without doing very much at all... basically if you have that bit sorted a geometra from anywhere can mange /design your project... however if  your present geometra is very close to your comune...not in a physical sense but wiyth the planning department... and he gets upset then dont be looking for any favours when you put in any applications via new geometra... in fact if you upset someone close to the comune... basically give up....  so the answer at least from me is that you need to be politically aware of what you do ...and manage the changeover very diplomatically and it will all work out fine.. diplomacy means paying off the old geoemtra with good grace and many explanations as to the fact that they were wonderful but you just feel happier with an englidsh speaking one....

 prima casa ... capitalised or not does not mean that you do not have to pay ici... it depends very much on the class that the house is registered at... ie a villa with swimming pool owner...prima casa will pay ici...  STOP...  is this sort of language war time talk... have seen it on blackadder i think... radio people all say STOP when they finish talking from the trenches...howvere 21st century internet comms do not require it so shall withold nmy last one and hope people understand ive finished writing... ....

 would advise against ignoring any bill here...well at least comune,tax or in this case TV... in fact anything billed through a government agency...  the peril ... not immedaiate is that the unpaid bill will be passed to one of the governments various collection agencies .. well thats a certainty... and it will eventually if remaining unpaid end up in an italian court and will then be assigned to whatever property the code fiscale indiates that person ons in Italy... eventually it will end up in an asta ... auction for the payment of said bill... this happens to Italins quite frequentley...often because the collection agencies seem to ignore settlements of bills...  it  seems to me and a lot of Italians that paying bills quickly when they arrive is best... the late payment triggers the collectrion agency option and once with thenm resolving things seems to be a nightmare...

 the lega nord are not really as bad as they are made out to be... i sometimes think that this paranoia about their beliefs shows a certain lack of interest in what they are actually saying and or doing...basically a federalist party with a strong movement aimed at reducing the north of italies pay checks to the south... on immigrants they have a simple view that if you come to work and obey laws you are welcome...now although these views will tend to be seen as extreme to most of us... when they talk about sending the crimainals back...and maybe lack tolerance over human social problems i have a certain sympathy based on what has happened in most other european countries with regards to open doors and social support for imigrants... basically it seems a disater everywhere with ghettos/crime and national populations moving out and leaving them to it... hardly a solution...even some of the most liberal countries now are changing policies and have backlash extreme right wing groups doing well against liberal immigartion parties of the past...what italy seems to have achieved via its closed doors to all policy...ie you cannot get work here unless you were born here xcause you just cannot handle the paper work... is a smaller amount of dilution of its native population... not sure if thats good or bad... but it means its coming late to imigrant social problems having seen how every other country in europe got it wrong...political corretness not taking into account a the national popultaions resentment of imposed neighbours,lack of work and ghettoising city areas...  their open door policy looked good in internbational terams but they never funded the schemes and so most people moving into countries not their own were seen as a drain...hence its all gone wrong... if berlusconi and the lega do things differentley... maintain a national  Italian identity and preserve their way of life their heritage... tahts the popular way of describing things... and can still take in immigrant workers without the other problems they will have done better than most...that this is doubtful i will agree with you... that there is a diferent or better solution... where non nationals live in harmony with national populations and everyones happy.. well if you can show me the example then good for you and i will rethink .. as regards mussolini... well its long past ...although his trinkets still get sold around... but hes a very long way from any northern party the MSI is practically gone...and in fact was never really there.. but its also very little use talking about one side of Italian polotics without going into the reasons why they came about... and for that you need to start going through things from the post war years...the rigged sacking of the king and the communist parties power here...
