Depends on the comune.  There is no legal obligation to have an Itlaian bank account, but some comunes say that if you want to be resident then its virtually impossible to live in Italy without one.  As far as the amounts go, they will want to know you have the money at the time of the application, and for renewals...

There are rules - work can begin at 7am.  There must be 2 hours silence at lunchtime usually between 1300 and 1500.  And the noise mustnt be above a certain level which the comune will decide on.  Thats it - Im afraid, there is little you can do.

Where in Liguria?   AN estate agent in the UK cannot sell a property in Italy unless they are also an Italian agent - what you see in the UK  rightmove etc are just listings agents.

Obviously the market for a restaurant is very limited.  Above all because it is much more tax advantageous to rent your premises rather than own them, so very few people want to buy a restaurant.   Are you selling the licence and the activity as well as the premises or just the bricks and mortar?

Yes,  your wife can get her  residency and you can ask for a Permesso di Soggiorno to remain in Italy with her.   Her residency does not automatically apply to you however.    Obviously you both have to fulfil the requirements,  permanent address, health insurance, etc

Unfortunately your codice fiscale won't match your married name, and therefore it will require either changing,  or getting a new codice fiscale using your married name (not really legal but much easier to do).  Italians dont change their surname on marriage, so its not an easy process.  There is a thread on here that explains how to do it.  If I can find it Ill post the link.

The default state in the UK is communcion of goods,  if you didnt opt out then that is what you need to declare.   The notary should know this.

Hi,  Your NHS green pass will be fine even if shows only 2 vaccines -  The Sicily government has introduced the requirement for a covid test on arrival in Sicily, so you will be directed to the appropriate zone at the airport when you arrive.  

You need to have your green pass with you to do lots of stuff like eating in restaurants.  Masks are obligatory indoors and outdoors too now, till after Xmas.

A C/2 is not a house - as you know.  So you would be living in a garage come deposit.  This means that any work done will have had no permissions - the 'house' can have no kitchen or bathroom - and cannot have agibilità, can never be sold, and you can be prosecuted for doing works without a building concession.  Basically it means that you are living in an 'abusivo' building and it can be sequestered.    You wont be paying TARI, and that means you can be prosecuted.   You cant buy a C2 and get prima casa agevolazione or any other incentive.   It cannot be rented out, either long term or as a holiday home.  It may not have the prerequisites for a house, and therefore is technically uninhabitable and you can receive an enforcement notice to quit.  

If you are thinking of buying a C2 to live in, dont - it cannot be sold without making false statements in a public act and making your act of sale null.   You cannot take residence in a C2.  While nobody can stop you sleeping in a garage, it will never be a house.  You can not sell it as house - and if an agency is trying to do so, it is a crime.

As a non resident and non taxpayer you wont be eligible for most of the incentives, which are deductions on tax payable over the next 5/10 years.  BUt you should be eligible for reductions in IVA, green energy incentives etc - and the 110% superbonus, but that depends on many things, and it could well be too late to think about that.   Other bonuses you can get as a 'sconto in fattura' so you just pay less at the till, and the seller gets the bonus - which is true for solar panels, some white goods,  etc.    Until you know exactly what needs to be done, its difficult to say.   It does also mean that all work must be paid for in a certain way (by bank transfer) and with a pretty involved paper trail which your geometra will sort out.

True Ugo, but I can use the UK Amazon site to find a supplier in Italy to send to me in ITaly-  or vice versa.
