Its not as easy as you would like it to be.  Youve bought out your ex, but Italy doesnt know that.  With your name change, you need to prove to Italy that you are the same person.  Contact Charlotte Oliver at oliverpartners.it , shes English who is an Italian lawyer.

Why would you send the agency fees to the notary?   Im not sure that's even possible.  You are buying an inexpensive flat - your taxes will be 9% of the rateable value of the apartment, your notaios fees are fixed by law and your agent a percentage of the sale price.    Its true that the cheaper the property the greater the percentage of costs, but even if you are paying 10.000 euros, all the costs should be no more than 5000.

f you are in Milan for 2 years you will be a resident, whether you like it or not. You must register f after 90 days, and you are de facto resident after 183. After brexit all of these may change.

Local tax office - Agenzia dell'Entrate - fill in the form AA4 for a duplicato, and tick the box for tessera - then take the form a photocopy of your passport and get in the queue.

Im sorry to hear about your problem, but yes, you do have protection in law.  If there was any such project known about before you bought then the seller and the agent have a legal obligation to tell you about it.  If they don't and you can prove they didnt, then the law says that the owner or the agent have to buy back your property.   Obviously this means that your agent should be written into the act of sale and have been paid all above board.   It also means a court case, lawyers and so on - but you do have legal protections if the worst comes to the worst.

The law on classic cars, if Iremember correctly, is a car that is 25 years old or more (or it may be pre 1973) - so I dontt hink you will fall into that group - a car that is post 2000 is just a second hand car here!

Hi Angelo,  Im a real estate agent based in Sicily- FIAIP associate. I dont do investments myself, but obviously have clients who invest.   I have never shared clients contacts - to e it is a brach of trust.   THe new data protection laws do not permit it, anyway!

Firstly are you sure it is owned by the church?  Many visure show rights of Cathedral of Perugia for example, which are by now extinct.  Secondly when you say a ring - how much are you looking at - its much more expensive buying land if you need to  frazionare an existing particella, and sometimes not even possible as the catasto and comune arent keen on frations of under 5000mq.   BEar in mind that you will have 15% purchase tax on the price paid for the land.    What are the vincoli on the land, could it be buildable? and what are comunal and regial rules on bulding on agricultural land?  Finally - is the land for sale?  If not and you ask to buy it you will have to pay over the odds.
