It is always possible to insert a clause in the preliminary protecting yourself against particular issues that were not known at the time of the offer.  The vendor promises to sell the property in accordance with all laws - if the property isnt wholly legal, its the sellers problem not the buyer's and he must sort it out before the final act of sale.   It is worth repeating that the amount of paperwork needed for a sale has doubled over the last few years, and a reputable agent has a legal responsibility to his clients.

Yes, you do need someone who deals with this sort of thing regularly.  I recommend Charlotte Oliver who is a bbilingual lawyer based in Rome who really knows her stuff:   www.oliverpartners.it The divorce was in the UK and so has no bearing on Italian property law if the property was never cited.   HOwever as a half owner the exwife would have been responsibile for half the taxes and imposte on the property, which presumably she has never paid.   She may decide, if she owes 20 years worth of taxes that its not something she really wants to bother with.   However, you do need a bit of expert advice.

CLombardelli's experience would not happen now.  The laws have changed in recent years and it is not possible to sell a property which is not registered correctly.   Plans must be signed by all parties at the moment of the atto to certify that the house is exactly as reported.

It depends. If the conjugal life was in the UK, then when without a stipulation the default state is 'communion of goods'. Therefore he bought the house while married and immediately 50% of it became the property of the wife. On the deed of purchase it should say whether the house was bought in separation or communion of goods and whether the buyer was married even if doesnt name the exwife.

If its a simple purchase there is no need for a lawyer - assuming your agent is properly registered etc.  Most specialist lawyers simply translate  documents, as thy only have access to the same databases as the agent and the notary. .  The notary works for the state, not you - and he is responsible to make sure the sale is legal and all the documentation is correct.  Make sure you get a good translator.  A geometra would do a survey, which the notaio or agent can't., but as in the UK a survey can be a quick gander at the house to make sure it isnt falling down, or a complete structural survey.  You will need the sellers permission for any survey.

If you are not from an UE country you will need a Schengen visa and then apply for a permesso di soggiorno when you are here -    If you European Union then you can just come and look for work as long as you sort out your residency after 3 months.

You probably need a cross border accountant,  but I would guess that the business is abroad, so in Italy you would just declare an income - but you need expert advice.  You will also be eligibile for IVIE and IVIFE on your worldwide patrinomy.

There are online insurers who dont ask about your licence - you can try quixxa, admiral, sara, even directline, though the latter is incredibly expensive.   I cant remember which dont ask, so you'll have to browse around.  Avoid the compare sites and use the insurers own site.

If you have 3 or more  holiday rental properties then its a business  with all that entails.  If you have 2 then you are a private individual renting out your house to tourists.  If you are renting out on standard registered longer term contracts then this doesnt apply.

Go to your bank in the first instance,  and enquire what products they have available.   You can get an equity release as a vitalizio on the property - but that may be not what you are looking for.
