I would suggest a lawyer then, the reason being that ifthe first succession was not done, then the brother was an heir only on paper, and whether his daughter has a right to any legacy is a legal matter.

So your fiance is the only surviving relative?  (there are no wives or other children of offspring?)  Under italian law each death has a succession, so here there will be at least 2 to do - which have a cost.   If your fiance is sure that he is the only possible heir, he can go to an Italian notary and start the process,  but without knowing whether there is anything to inherit.   Even though bank accounts should be frozen when someone dies, there seem to be alot of cases where the nearest and dearest manage to empty the account long before the succession is finalised.   Whatever you do, notary or lawyer as Ugo suggests, it is going to cost you money to get to the point where you find out if there is anything to inherit.

There are only problems with donations if it is challengeable.  For example you have two kids, and you donate the house to one of them.  The other could challenge it in court.  If you are an only child and your parents give you a house - then no-one can challenge it - and the 10 or 20 year problem doesnt arise.

You cna either buy it or they can donate it to you - Both have costs which will be significant - its not someting you can do for free.   Both are public acts and you pay taxes and notary fees.

Obviously you cant swear your own documents,  but I would get them legalised in the UK then bring them over and get them sworn here at the locala tribunal by someone Italian who speaks English.  The cost for each giuramento is 16 euros  plus 2 euros for every attachment, and you need to include the foorm and the photocopy of the translators id in that.

Its bizarre but it is tecnically obligatory to have at least one bidet in the house.   There are also rules about distance between the loo and the bidet.   The alternative it to have one of the  japanese toilets  that also act as a bidet, or if you're pushced for money you can buy a kit for about 50 euros which you attachd to your loo seat and it becomes a bidet.    whether anyone has ever been prosecuted for the heinous crime of not having a bidet remains to be seen.
