Even if there is no condominio you shouldnt be responsible for an equal share.   Personally I doubt whether they will have formed a condominio, even though there might be the obligation to do so.   In 'informal' arrangements the people on the top floor pay more for roofs, and people on the ground floor pay more for sewage problems - and its certainly not unreasonable to say that someone whose property is much bigger than yours should pay more.  Be prepared for some tortured logic though when they rebutt your argument!

Ill add my ha'penny worth.   An SP is a strada provinciale - it only means that the it is the province which is responsible for its upkeep and not the comune ( strada comunale) -  Given the dubious legal existence of the provinces at the moment, this could mean that there is noone to do maintenance and the like.   In my experience SP's have more heavy traffic than a strada comunale because they go somewhere.As to location location location .- a house directly on a road with no front garden is always a risk for resale. - It wouldnt bother Italian buyers, but if your market is other foreigners then  a terraced house directly on a road will be shunned by many.   You ask, which means you are aware of the fact, if you might have resale problems.   The geometra will have costed a new roof - but not your neighbours roofs - yours may be watertight and lovely, but if your neighbours isnt you will have problems on your dividing walls.   You will need scaffolding on 'suolo pubblico' as you have no front garden and this will be paid for.  One last thing - its on a bus route now, but if things change and you lose the bus service, what will you do then?  Good luck

I have nordvpn and its excellent - also its on offer at the moment.  You can use it on up to 6 devices and I got 3 years for 100 USD.   I got it more to protect me from hackers and the like, but can use UK sites if I change the settings.

It depends when in Spring.  You can get the alibus from the airport to the station or the port - which is the easiest and cheapest way of doing it.If its late spring/early summer then you can get a hydrofoil from Naples direct to Amalfi, otherwise the easiest way is train to Salerno and work back.  look up metrodelmare and you can see your options.

You have a CGT liabilty for 5 years from the date of purchase of an existing property.  That CGT is calculated on the selling price, minus purchase price, notaio fees, agent fees etc and all invoices connected with the improvement of the property.  Obviously there must be a traceable paper trail to deduct expenses.So, if you bought for 100,000,  paid agent, notaio etc for 10.000, spent 10000 on repairs and then sold for 130.000 you would pay CGT on 10.000 profit which would be 2000 euros.
