Obviously everyone has their own rules and regs about olives.  I would find the oldest resident and sit at his knee while he explains it, but you had better learn the local dialect first.  Good luck.

whatevr you do there are permissions, professionals and the Genio Civile to get through - so itll be well over 1000 euros for that, plus the work itself.

The last sanatoria (anesty) was in 2004.  There will not be others.  Any permission is at local comunal level, but must pass the Sovrintendenza per i beni Culturali.  Where you are it is highly doubtful you will get change of use.  Also, as a wooden structure on a concrete base, built as an agricutlurual non permanent building, you cannot change it to civile abitazione as it wont be alla norma with regard to antiseismic regulation, geological survey for foundations, genio civile for water and sewage etc etc.

Well that depends surely on whether the rental contract stipulates that the house has agibilità.  If it doesnt then there is no void clause?

Yes, agibilità is the same all over Italy.  If you have a new build house or have had major structural interventions it can be obligatory, but usually not.  Personally i think it will become obligaotry in the near future, which is going to be very expensive and difficult for many people, but a huge source of income for comuensa nd government.   https://it.wikipedia.org/wiki/Agibilità Some comunes are more thorough than others.

I assume you are asking for agibilità in which case it covers all works done with their respective certfication, as well as the habitability of the house - which means the rooms must be legal heights, have minimum wundow sizes, ventilation etc.   However, at the moment agibilità is not obligatory in Italy  - you dont need it to rent or sell.  Banks can and do insist on it for mortgages, but it remains a choice.

You can get the visura online typing in visure catastale in google.  If it is still in your grandmothers name, put in her codice fiscale and the province where the property is, and it should come up.    It will be necessary to do the succession however.

And im in Sicily . and last week it took 10 mins from parking the car to leaving the office with two codici fiscali in my hand.  its not impossibile!

For a copy of the deeds, you either need to go to the archivio notarile, if you know which Notatio or when the act of sale wascomplleted.   Failing that, you may need to go to the provincial Conservatoria of Beni Immobili - but you will need to know as much as possible first.  The lawyer is asking for the visure catastale in the hope that it will say when it was bought and who handled the sale.  You can get them online now, but you will need at least your Mums codice fiscale or anagrpagicaldetails assuming the house is in her name.  If you are the only child and have no suriving parent , it will be yours without the need for a will.
