In Modica most people go to Euronics in Piazza Bruno or Papino/Trony at the fortezza.  Shops deliver but rarely fit - unless its IKEA:

Wood s a permanent onstruction material it is how it is fixed that used to be the way around the problem, but that has changed.   A loggia to me is a seris of arches, forming a sort of covered area, in stone.   A sort of big posh porch.   That is a building an would need permission.   Your comune will require the builder to have the DURC as clombardelli says - which means you can only choose a builder who is up to date with all his INPS - which puts up the cost considerably.  You need todo it with a SCIA and all the necessary permissions, as it will take cubatura from your house and you have a limited amount.  Basically,  If it is going to provide a covered area of any sort it will need permission.

Also bear in mind that they may well  say they will be open during August and then be closed when you arrive.   MOst agents assume August is for lookers and timewasters, the serious buyers will come back after peak season and search thoroughly.   Depends where you are though.

Since 2014 all boilers with camera aperta  must be mounted outside the property.  he only type of boiler allowed to be inside is a type  'camera stagna'     All boilers must be serviced  annually and certified, and the installer must certify the legality of all installations.

A boiler with a tank gives you a reserve of hot water, whereas a condenser boiler is instant hot water,  It depends where it is - if it is inside and must remain inside then you can only have a boiler with a tank under the new laws,   As too pressure thats a different matter, you will need a pump probably to get decent pressure, but that will mean pushing the water through the boiler quicker which results in cooler water.  I dont think there is an economical answer - for what you want heating and water on 3 floors you will have to get a decent sized boiler which will cost a fair bit.

You are not resident or Italian so will pay higher rates for your bills, but you might get a reduction on your rubbish tax.   Still its worth checking that the bills are right - For an empty house you will pay (assuming 3Kw) about 45 euros every other bill for electricity for example.   ou say your parents tranferred the property to you with a solicitor. I presume you mean a notaio in Italy.
