You could ask an Italian notary to draw up a document saying that that is your wish, but the property is and will remain in your names.  All a notary can do is authenticate what you say, it cant be a proof.

He would have to have abilitazione to work in Italy seeing that the electrical systems are different, and to get that would technically have to pass an oral exam in Italian.

As I said, you have one house which you rent.  You do not need to a VAT/IVA regisrtered and you dont need a SCIA.  However, some comunes insist on the house having a certificate of agibilita if you are renting.

If the house was built before 1967 then there is no problem having the bathroom off the kitchen.  Howeevr if you do any restructuring work you will have to add an antebagno.  You will see this in most local bars.  The bathroom is off the bar, with a flimsyconcertina doorthat is never closed between the sink and the loo.  Its the easiest and cheapest way to get round the problem.The catasto is not legal proof of anything, unless you live in Aosta or Friuli Venezia Giulia.  It is a guide.  If you have changes at the catasto they must have already been changed at the comune - assuming you are doing building works.

I dont think so.  For the Italian system, you bought the property in your names, and it will remain in your names until you sell it or donate it to your company.

Ugo I think you misunderstood me - a bilingual procura is one made in your language with the Itlaian version attached and postilled by the notary who stipulates it.

You will need a procura speciale not a generale which gives the power to a third party to sell a specific property.   You can sort out a blingual POA in the UK using an notary public, (preferably an Italian one) .  YOu will need all the property details to insert into the procura.

If you are renting your property, ie 1 house, and it is not a business, then you have no need of a SCIA, or a partita IVA.
